Defence Housing Australia Rental Evaluation Frequently Asked Questions.
DHA requires rental valuations by the end of the year to ensure that rental properties are aligned with current market conditions. This helps them determine appropriate rental rates for the upcoming year, ensuring that they remain competitive, fair, and in compliance with policies for both tenants and landlords. It's part of their yearly review process to keep rents consistent with market trends.
Rental valuations for DHA properties are typically conducted by licensed, professional, qualified property valuers who are experienced in the local rental market. These licensed experts provide an unbiased market assessment based on various factors that influence property values.
Several factors can influence the rental valuations, including:
Location: Proximity to amenities, transport, schools, etc.
Property condition: How well-maintained the property is, including any renovations or improvements.
Market demand: General demand for rental properties in the area.
Comparable properties (comps): Rental prices of similar properties in the neighbourhood.
Property size and features: The number of bedrooms, bathrooms, outdoor space, and overall size of the property.
Yes, DHA typically notifies property owners of the results of the rental valuations. You will receive information regarding the new rental value, which might include a comparison to the previous rent and any other pertinent details.
If you disagree with the outcome of the rental valuation or rental amount offered by DHA, DHA typically has a process for appeal or review. You can submit any concerns or additional information that may affect the value. This is by way of a rental valuation, and where we fit into the process to increase your rental offer from DHA. Based upon years of experience providing rental Valuations for Landlords who wish to appeal the rent offered by DHA, Typically DHA will reconsider the rent amount or engage in further discussions to ensure the rental value is appropriate.
